BUILDING INSPECTIONS (RESIDENTIAL ONLY)

PRE PURCHASE INSPECTION

A pre purchase building inspection is carried out on behalf the buyer to check the overall condition of a property, and to determine if it is worth the money they are paying for the property, and that the value of the asset is not being compromised. This is a visual inspection only, highlighting existing defects or areas of concern; however it is not a warranty against future defects.

You are welcome to be present when the inspection is being done, this way you will understand the scope of the inspection (what the inspector will and won’t look at) then Brett can answers any questions or queries you may have before purchase.

The inspections are carried out as per the requirements of Australian Standard AS 4349.1-2007.

Gympie and surrounding areas

The inspections are very thorough and require a Building Inspector to look at the following areas in and around a property:

  • The Exterior of the Building. The cladding, masonry walls, windows and doors etc.
  • The Site and Yard. This includes fences, driveways, retaining walls, paths, overland water flow, garden sheds etc.
  • The Roof Exterior. Roof sheeting and tiles, gutters, downpipes, penetrations etc.
  • The Roof Cavity/Space. Roof framing, insulation, the roof covering etc.
  • The Underfloor Area. Stumps and piers, timber and steel sub floor framing, concrete slabs, flooring etc.
  • The Interior of the Property. Bathrooms, kitchens, wall and ceiling linings, wardrobes etc.
  • Any obvious safety issues.

We are not licensed electricians or plumbers and only comment on these items if there is an obvious water leak or broken power point or safety issue that can be identified visually. This applies to gas fittings and appliances also.

We have checklists that we use so we do not miss what is required to be inspected as per the Australian Standard. We also take photos and incorporate them into the reports.

All building inspectors must be licensed as per the requirements of the Queensland Building and Construction Commission (QBCC). They also must have the necessary insurances in place to carry out business in Queensland.

Ongoing training is required to keep up to date with changes within the Building Industry and the Building Code. This information is provided by Professional Industry Associations such as the Housing Industry Association and Master Builders Association.

PRE SALE INSPECTION

A pre sale inspection is organised by the home owner to get an idea of the condition of their home before putting it on the market. A professional inspector will identify items which you may not be aware of.

This is a good thing for home owners to do, as it will highlight what areas around the home will need to be fixed, repaired or improved. We also identify any safety issues found during the inspection in or around the home.

The home owner can then organise to have these items fixed or improved to assist in the sale of the home being achieved a lot easier and without all the stress.

A pre sale inspection is carried out in the same manner as a pre purchase building inspection.
